Air Barrier Installation Checklist – For Builders & Subcontractors
A practical site checklist for builders and subcontractors covering the key airtightness installation checkpoints at each construction stage.
Checklist
Air barrier membrane installed continuously without tears or gaps
Check all rolls for damage before installation
Waterproofing
All laps and joints taped with approved airtightness tape
Minimum 100mm lap, tape applied with roller
Waterproofing
Window-to-wall junction sealed with approved sealant
Check all 4 sides – head, sill and both jambs
Windows & Glazing
All service penetrations sleeved and sealed
Electrical, plumbing, HVAC penetrations through air barrier
All Trades
Structural connections sealed (balcony ties, bracket penetrations)
Often missed – each penetration must be individually sealed
Facade
Internal partition to slab/ceiling airtightness sealed
Top and bottom plates sealed where partitions meet the air barrier
Builders
Roof penetrations (skylights, ventilation) sealed
Flash and seal to air barrier plane
Builders
All fire penetrations sealed with intumescent AND airtightness sealant
Both fire rating AND airtightness must be maintained
Fire / Electrical
Photographic records taken at each inspection point
Upload to project quality register
All Trades
Aerotight site audit completed before lining boarding
Book audit minimum 5 business days in advance
